Dubai : Seed Group, a company of The Private Office of Sheikh Saeed bin Ahmed Al Maktoum, has entered into a strategic partnership with London-based VerbaFlo to support its growth in the residential property sector in the UAE. VerbaFlo provides AI technology for leasing and resident communications, serving landlords and operators of rental housing and student ccommodation.
The agreement provides VerbaFlo with access to Seed Group’s network as it expands its business with UAE property owners, developers and management companies. Seed Group will help identify prospective clients and facilitate discussions with government and institutional stakeholders in real estate. Additionally, its support will extend to opportunities elsewhere in the Middle East and North Africa (MENA) region.
VerbaFlo already works with established British operators, including Homes for Students,
Moda Living, Fusion Students and Downing. Founded in 2024, the company caters to more
than 50 residential operators across 12 countries, with its platform supporting over
300,000 residential units.
Hisham Al Gurg, CEO of Seed Group and The Private Office of Sheikh Saeed bin Ahmed Al
Maktoum, said: “VerbaFlo’s work with established residential operators was a significant
consideration for us. These businesses manage a high volume of inquiries, and the quality
of their responses is crucial for both occupancy rates and the satisfaction of current
residents. This experience is particularly relevant to the UAE. Our objective is to assist
VerbaFlo in understanding the needs of local operators and to foster the relationships
necessary for establishing a sustainable business in this region.”
More than 60% of resident conversations take place outside office hours, which is why
VerbaFlo runs 24/7 across phone, email, web chat and WhatsApp, supporting over 200
languages. For leasing teams, VerbaFlo’s AI agents answer questions from prospective
tenants, schedule viewings and follow up on inquiries, while a native CRM keeps every
exchange in one connected record.
Staff members can intervene when a conversation necessitates their expertise, with access
to a full record of previous exchanges. Moreover, VerbaFlo integrates with property
management systems like Yardi and Entrata, ensuring that communications are connected
to the records already utilised by the teams.
The company reports that its platform has managed over 10 million conversations to date,
with an average AI response time of 3.7 seconds. VerbaFlo resolves 90% of these
conversations through AI, returning hours to onsite teams for the resident moments that
shape retention.
Beyond leasing, VerbaFlo covers the rest of the resident journey across resident support,
maintenance requests, renewals, rent and payments, other routine correspondence, and
move out. Its intelligence layer, VerbaIQ, lets managers ask about portfolio performance in
plain language and turns everyday resident conversations into operational insight.
Sayantan Biswas, Founder & CEO at VerbaFlo, said: “A single tower in the Gulf can hold
residents from dozens of nationalities, speaking as many languages, and a message has to
land correctly whichever one a resident writes in. VerbaFlo already runs in over 200
languages across our US, UK and Europe base, so this is the ground we already stand on.
The UAE brings together one of the most international resident populations in the world, a
rental sector that continues to professionalise and a clear national ambition to bring AI into
property services, which makes it a natural place for us to invest and build. Our partnership
with Seed Group is extremely important to us, as it brings us close to the relationships and
local understanding that matter most in this market, and we see the UAE as the opening
chapter of a longer Gulf story.”
In its expansion into the UAE, multilingual communication and integration with existing
property systems are pivotal components of the offering. This partnership is also aligned
with Dubai’s broader initiative to modernise property services. The Real Estate Sector
Strategy 2033, which corresponds with the Dubai Economic Agenda D33, recognises the
role of artificial intelligence and digital technology in enhancing operational efficiency and
improving the customer experience.
VerbaFlo maintains offices in London and Delhi NCR and provides services to operators
across the UK, Europe, and the United States. Its investors include Pi Labs, Haatch, Navigate
Ventures, and Old College Capital, the venture investment arm of the University of
Edinburgh.
