Manama : Blue Aster Capital B.S.C., a Bahrain-based investment business firm licensed by the Central Bank of Bahrain, today announced the launch of the SP Realty Fund Protected Cell, a Bahrain-domiciled, closed-ended Exempt Collective Investment Undertaking (CIU) with an initial target size of AED 150 million. The Fund was announced during the Gateway Gulf Forum 2025, hosted by the Economic Development Board (EDB) of the Kingdom of Bahrain on November 2-3.
The SP Realty Fund aims to deliver attractive, risk-adjusted income and capital appreciation opportunities to accredited investors through participation in strategically located real estate development projects in Dubai. The Fund’s investment model centers on acquiring prime land parcels via its wholly owned Dubai subsidiary, BAC Realty Ltd, and entering into a Development Agreement with Pantheon Developers LLC, a UAE-based developer with a strong track record of residential and mixed-use projects.
Under this structure, the Fund’s Dubai SPV holds title to the land, while Pantheon Developers undertakes full development responsibility and provides defined, time-bound distribution commitments to the Fund in line with project performance and sales realizations. This mechanism ensures that investors’ exposure is limited to the underlying real estate asset and the contractual revenue flow from the developer, without assuming operational or construction risk.
The Fund’s strategic framework and investor engagement are supported by Systematix Wealth and Asset Services Pvt. Ltd. (India), acting as Investment Strategist, providing market insights, opportunity assessment, and strategic support under the fiduciary and regulatory oversight of Blue Aster Capital BSC , which remains the Fund Operator and Investment Manager.
